How Much Does It Cost to Rewire a 3 Bed House?

A full rewire of a typical 3 bed house costs £4,000 to £8,000 around Buckingham, Milton Keynes and Bicester. That covers the whole house: new cables, sockets, switches, light points and a new fuse box, all tested and certified.

So why the big range? Bigger houses cost more. So do houses that are hard to work in, such as ones with solid floors or thick stone walls. Extra sockets, outside power and special light fittings add to the price too. An empty house is often quicker to rewire, which can bring it down.

Most 3 bed rewires take one to two weeks. You can usually stay at home. We work room by room and get the power back on at night where we can.

The only way to get a real price is to look at the house. We come out, check the wiring and give you one fixed price in writing. It won't change unless you add to the job.

“Ryan from Switch It Up did fantasic job as part of a full rewire our mums house in Buckingham, despite it being a 1960s home with many years of 'additional wiring' to replace. In addition he also replaced the old electric storage heaters with modern electric radiators, and new light fittings, through out as well as replacing external outside lighting, and added extra plugs Overall i would recommend Ryan without hesitation to anyone looking at large or small electrical work.”

Your questions, answered

Is a partial rewire cheaper?

Yes. If only part of the house needs it, such as a kitchen, an extension or one floor, we can rewire just that part. An EICR shows what really needs doing.

Does the price include a new fuse box?

Yes. Every full rewire comes with a new consumer unit with surge protection and a safety switch on every circuit.

Will I need to redecorate after a rewire?

A little. We fill the cable runs in the walls, but those patches will need painting. Many people plan their rewire before they decorate for this reason.

Can I get a grant to rewire my house?

There's no general grant for house rewires. Some councils help older or disabled homeowners with urgent repairs, so it's worth asking yours what they offer.

How do I know if my house needs a rewire?

Signs include an old fuse box with wire fuses, rubber or fabric-covered cables, sockets that get warm and too few sockets in each room. An EICR tells you for sure. We'll never sell you a rewire you don't need.
